Participating Brokers that download the MLS listing database and then place that inventory on their Internet site hereby agree to conform to the following standards and guidelines:

1. Site Appearance and Control: The site must be under the host Broker's control and appear as the company's web site.

2. General Information: The information that appears on the web site, in regards to other brokers' listings, shall contain no more information than is contained on the Columbus Board of Realtors' Internet site at Realtor.com The Broker's web site must include the entire database for each listing category. For example, if the Broker's web site has residential listings, it must contain all the permitted residential listings in the MLS database and if it has commercial listings, it must contain all the permitted commercial listings in the MLS database.

3. Displayed Information: The Broker's web site must identify all listings other than the Broker's own listings, with the name and phone number of both the listing Broker or Brokerage and listing agent. When displayed, the listing company name and listing agent name shall be the same style and size type as that of the host broker's name on their web site.

4. Listings Not to Be Shown: Written approval has been granted to the CBR/MLS by each MLS Participant Broker to allow their listing data to be placed on CBR members' Internet sites. However, each Participant Broker may have their listings removed from any such Internet site by contacting the MLS in writing and requesting their listings not be downloaded to the unapproved site(s). Written approval extends only to Broker's local Internet sites. Advance notification to members must be given by CBR/MLS and approval granted by MLS Participant Brokers if the MLS database is to be placed on any national Internet site. Options for MLS Broker participation on Internet sites are as follows:
a. Realtor.com (NAR national site) Yes No

6. Updating: The listing information must be kept current by updating the Internet site at least weekly and such update schedule shall be furnished to CBR/MLS.

7. Disclaimer: Appearing on the Internet site shall be a disclaimer regarding liability for inaccuracies of data.
